The loan is secured by the subject property, a free-standing commercial building with 4,366 square feet of net rentable area situated on a 7,365 square foot lot. The borrowers plan to improve the subject property by developing an additional 3,000 square feet of rentable area and converting it into a multi-tenant building with four retail units. The Fashion District is a design, warehouse, and distribution nexus of the clothing, accessories and fabric industry spanning 90 blocks of downtown Los Angeles. The subject property is easily accessible via the Santa Monica Freeway (I-10) and the Harbor Freeway (I-110).
