In July of 2013, Emerald Creek Capital provided a one-year $780,000 commercial real estate loan in Bowling Green, OH. Under the constraint of an expiring 1031 exchange, the bridge loan enabled the borrower to purchase a single-story 4,495 SF office building on a 2.24 acre site. The single-tenant building has been built-to-suit for the Social Security Administration with eight years remaining on the General Service Administration lease agreement.
