In June of 2022, Emerald Creek Capital provided a $8,200,000 bridge loan in the New York City boroughs of Staten Island and Queens. The collateral consists of four 100% occupied warehouse properties with 36,686 square feet of combined building area. The blanket loan allowed the borrower to utilize the equity in the three owned warehouses to acquire the fourth warehouse. The three Queens properties are located in the Maspeth and Astoria neighborhoods. The fourth property is in the Charleston section of Staten Island. All four properties feature minimum 14 foot clear ceiling heights, adequate bays, and benefit from proximity to major highways and regional transportation links.
